Beacon Property Search Help Page

This page provides helpful information regarding our newly available Beacon Parcel Search application which contains many useful features/tools/reports including: property and sales search with advanced search options, parcel record details, tax estimator, proposed levy estimator, parcel and imagery maps.

A.  Performing a Property/Parcel Search and Viewing Results:

1) Property Search:  The initial Beacon Parcel Search application screen displayed will look similar to the below image. This screen is the Property Search screen. From this screen, you can conduct a Search for a parcel or set of parcels. At the bottom of this search screen, you can also visit our more advanced parcel and sales search screen by selecting the Sales Search button link.

2) Results:  After conducting a parcel search or query, the Results screen will display matching parcel or sales search results similar to the below image. From the listed results, please select the "Parcel ID" for the parcel you would like to view property record details on the Report screen. Please note that you can revisit your search results in order to choose another parcel and view its property record details by selecting the Results menu option from the Beacon main menu.

B.  Explanation of Beacon Main Menu Options/Pages:

Please note that several Beacon main menu options will only become visible after a parcel has been selected.

1) Layers:  The Layers option, is a drop down menu which contains options for viewing various property Map layers as well as quick links to the Property Search screen. Selecting one of the Layers listed in the drop down menu will display the property Map application with the selected layer visible within the map. Certain map layers will not be readily visible if zoomed out to a countywide map view or larger scale, the map may need to be zoomed in to see the selected layer. If you have performed a parcel search resulting in one or more Results prior to visiting the Layers or property Map application, the parcel Results will be highlighted and summarized in the Map application.

2) Auditor Home:  Union County Auditor home page.

3) Map:  The Map is similar to the Layers option but selecting this menu option directly opens up the property Map application.

4) Property Search:  The Property Search option contains the basic Property Search options. To perform more advanced queries using multiple search criteria, please visit the Sales Search screen using the button link at the bottom of this screen or you may also use the Sales menu option from the Beacon main menu and select Sales Search.

5) Sales:  This is a drop down menu which contains the following sub menu options:

a) Sales Search: The Sales Search screen allows you to enter in multiple sales and parcel criteria in order to perform more specific types of searches which will pull up the most relevant search results. Please note that Sales Search results will display under the Sales Results screen which displays a slightly different set of property record attributes than the property search Results screen.

b) Monthly Sales and Transfers List:  This screen allows you to select a Monthly listing of Union County Sales and Transfers over the past 3 years. The displayed results are exportable in Excel compatible format (see Export button at bottom of results screen). You can choose to enable/disable several property record fields prior to exporting the results.

c)  Sales Results:  This screen displays the results of Sales Search and Property Search queries. This screen displays a slightly different set of property record fields than the property search Results screen. The displayed results are exportable in Excel compatible format (see Export button at bottom of results screen). You can choose to enable/disable several property record fields prior to exporting the results.

6) Comparables:  This is a drop down menu which contains the following sub menu options:

a) Comp Search:  This is an additional advanced search tool which allows you to search for comparable properties based on the combination of property record criteria entered. Results are displayed under the Comp Results screen.

b) Comp Results:  This screen displays the results of Comp Search queries. This results screen is very similar to the property Results and Sales Results screen. The displayed Comp Search results are exportable in Excel compatible format (see Export button at bottom of results screen). You can choose to enable/disable several property record fields prior to exporting the results.

7) Results:  This screen displays the results of Property Search queries but will also display the results from Sales Search and Comp Search queries. The displayed results are exportable in Excel compatible format (see Export button at bottom of results screen). You can choose to enable/disable several property record fields prior to exporting the results.

8) Report:  This screen displays the property details for a selected parcel and is only visible from the Beacon main menu after a parcel has been selected. Several property detail sections on this screen contain expandable data sets for even greater details. A printable property record card containing a summarized version of these property details is available near the bottom of this screen. TIF parcel note: If the selected parcel is a TIF (Tax Increment Financing) parcel, a portion of your property record details will be split between 2 parcel records due to the TIF designation.

9) Tax:  This is a drop down menu, only visible from the Beacon main menu after a parcel has been selected, which contains the following sub menu options: 

a) Tax Estimator:  This useful tax estimate calculation tool can be used to calculate how increases or decreases to tax levies for a property will impact upcoming property taxes. When calculating estimated property tax, please ensure to select the Owner Occupied, Homestead Credit, or Disabled Veterans Homestead Credit if you qualify for one or more of these discount programs for an accurate estimated property tax result.

b) Tax Distribution:  This screen displays the detailed distribution of property taxes for a selected property.

10) Proposed Levy:  This screen, only visible from the Beacon main menu after a parcel has been selected, displays the calculated property tax impact from levies included on upcoming election ballots.

11) EagleView Imagery:  This is an alternative Map application, only visible from the Beacon main menu after a parcel has been selected, which provides oblique (side angle) aerial imagery views of the selected parcel. This Map application can be used interactively to view additional properties using its pan and zoom tools.
